Engineering Networks - Maintenance
Technical maintenance of buildings and constructions is one of the priorities of the company “Remeks Serviss” – the leading company of the “Remeks” group.
Technical maintenance of the engineering network of buildings and constructions – it is a set of interdependent organisational and technical activities envisaged in the design providing maintenance of the functionality of the buildings and constructions as well as maintenance of their engineering systems during their exploitation.
Technical maintenance objects are:

internal and external electric networks, including transformers, distribution installations, cable and aerial lines;
-
internal and external lighting networks, including emergency lighting and visual advertising;
-
heating systems, including local heating units independently of the type of fuel;
-
hot and cold water supply systems;
-
sewerage and waste water purifying systems;
-
air conditioning and ventilation systems;
-
internal networks of electric communications;
-
alarm systems, video observation, access control and registration systems;
-
fire alarm systems and compulsive fire extinguishing systems;
-
passenger and load elevation systems;
-
automated management systems for object infrastructures - “Building Management System (BMS)”;
-
building and construction elements (foundation, walls, floors, stairs, gates, door, windows, internal finishing elements, etc.);
-
special constructions (telecommunication towers and masts, supports of power distribution lines, main runners of the metal constructions, etc.)
Technical maintenance is divided into 5 functional groups:
1. Monitoring of technical condition, i.e., control of the technical condition of constructions, engineering systems, safety level of internal environment comfort and living conditions at regular intervals.
2. Ensuring of operational capability, definite safety and comfort parameters – compulsory preventive and repair work, tuning of technical parameters according to the season, maintenance instructions and monitoring results, elimination of the consequences of the emergency situations (emergencies).
3. Technical documentation for objects and their equipment: drafting, systematization and filing of the reports and follow up documents where the actual condition of the object from its putting into operation, performed repairs and tuning work is registered.
4. Analysis of the changes in technical condition of the system throughout the whole maintenance period and development of proposals for efficient maintenance and usage of the system with optimum expenses.
5. Cost planning of technical maintenance for future periods.
To increase the efficiency of the technical maintenance, customers are offered additional set of services related to the current maintenance:
-
development of organizational and technical rules for the object’s maintenance;
-
registration of energy resources’ consumption;
-
alignment of the energy resources consumption order with the suppliers, quality control of the supplied energy resources;
-
development of arrangements and their implementation to optimize consumption of energy resources, to update constructions and engineering systems;
-
coordination and provision of third person warranty during construction – assembly work, supply of materials and equipment. The contents, scope and regularity of technical maintenance is determined according to the requirements of the building and construction maintenance regulatory acts and technical standards for each object, taking into account technical peculiarities and actual situation starting the maintenance.
Technical peculiarities and actual situation of the object are determined according to the examination carried out by the experts that is organized by “Remeks Serviss”, agreeing its time with the customer.
During the whole maintenance period of the building, the set of technical maintenance work ensures:

correspondence to the environmental comfort standards determined in the regulatory acts and technical design;

safe and uninterrupted usage of the building constructions and their engineering systems;

correctness of the information regarding the technical condition of the building;
-
ptimisation of expenses related to the technical maintenance in the maintenance period and future repairs

possibility to forecast expenses related to technical maintenance and repairs in the future periods;

possibility to prevent the consequences of the emergency situation (emergency) in as short period of time as possible.
